 本命のRETSです。これと似たような規格を日本でも策定すべきだと思うのです。

 そのRETSとは。いまどきの技術を知っている20代のプログラマ相手だったら、「不動産物件情報をXMLで定義した、不動産情報の標準フォーマットだよ」と言えば、全て理解できるので一行で終わってしまうのですが.... 技術用語をなるべく少なくして、分かりやすい説明を試みます。

 Short for Real Estate Transaction Standard, RETS provides a common language so that computers can more easily transfer real estate information, such as MLS data, to other computer programs or websites. The National Association of REALTORS® and other industry groups launched RETS in 1999.

The Real Estate Standards Organization (RESO) has set its goals to produce a common language spoken by systems that handle real estate information, such as multiple listing services (MLS). A common language enables computers like the one on your desk to receive information from many different real estate systems or MLSs without being specially "trained" to understand the information from each.

Standards like the Data Dictionary, Web API and RETS 1.8 exist in many different industries. For example, air traffic controllers at international airports all speak English, no matter what their native language, so pilots are guaranteed that they need learn only one language to fly anywhere in the world.

The RESO standards is a language that was built for a specific purpose: to have all computers that deal with real estate information "speak" the same language, so that you can use the same desktop computer program with any MLS that has adopted RETS.

For software developers and providers of services like IDX sites, web portals and Broker in-house systems RESO Standards means having to write programs to use only one language in order to work with many different systems. This means lower costs, more products, more competition among vendors, and faster implementations of new systems, all of which directly benefit people who work with real estate information as a living.

RETS is an acronym which stands for Real Estate Transaction Standard.

RETS is a framework used in Canada & the United States by the real estate industry to facilitate the exchange of data. RETS was launched in 1999 by the National Association of Realtors and related groups.[1]

RETS which was originally created to overcome the difficulties presented by the existence of a large number of organizations desiring to share and distribute real estate information with others. Prior to RETS, much of the data exchange was done using the FTP protocol, which did not allow for queries, and required transfer of complete datasets. The inefficiencies of this approach meant that to generate a query such as "new listings since yesterday", the entire dataset had to be downloaded again and compared with a local copy. Rather than basing a solution on alternatives used by other industries to allow for such queries, RETS was created from the ground up as a new framework to attempt to address the need for a common and efficient standard for the exchange of real estate data. Most North American MLS data exchange service providers use the RETS protocol. Although the implementation of the protocol has offered some standardization, the field names of the underlying datasets still vary widely between markets.

RETS is a framework that can be adopted by computer systems to receive data from the Multiple Listing Service (MLS) servers, as well as those of other real estate systems provided they also have software installed designed to communicate using the RETS framework. The National Association of Realtors refers to RETS as a "common language".

Multiple other systems exist which support the secure and standardized transfer of datasets and associated access control requirements in a secure and efficient manner, such as MySQL. These other systems enjoy widespread adoption across most industries, whereas RETS is for one specific industry. RETS is generally not used outside North America.
